Protesting a Tax Bill: Essential Tips for SuccessProtesting a tax bill can be a daunting task, but with the right approach and preparation, you can increase your chances of success. Whether you're a homeowner or a property owner, taking proactive steps to challenge your property tax assessment can potentially lead to significant savings. In this blog post, we'll provide you with valuable tips and strategies to help you navigate the process effectively.1. Gather Comprehensive Information: Start by gathering all relevant information about your property. Make note of details such as the age of the roof, the overall condition of the home, and any recent improvements or damages. Additionally, take plenty of photos that clearly capture the state of your property. These visual records will serve as crucial evidence during the protest.

2. Seek Expert Advice: Reach out to a real estate agent who is well-versed in your local area. Their expertise and knowledge of the market can be invaluable when it comes to assessing the fairness of your property tax assessment. They can provide you with insights into comparable properties and help you determine the accuracy of your assessment.

3. Time Your Protest: File your property tax protest hearing as close to the deadline as possible. This allows you to gather all necessary information and thoroughly prepare your case. Here's a bonus tip: opt for an informal hearing if given the choice. If you initially file electronically, you may lose the opportunity to request an informal hearing later on. If needed, seek assistance in completing the Notice of Protest to ensure accuracy.

4. Request Comparable Sales Information: The notice you receive may not explicitly offer the option to request the comparables (comps) that the Appraisal Review Board (ARB) will use. In such cases, it's crucial to include a written request for this information. You should have access to all comps and any other evidence that the ARB plans to utilize during your hearing. This information will be vital in making a compelling case.

5. Analyze and Compare Comps: Once you receive the ARB's evidence, take the time to carefully review and compare the provided comps with your property. An excellent approach is to consult a realtor who can assist you in evaluating the comps and comparing them to three recent sales in your area that are favorable to your case. Focus on using comps that are similar in size and were built around the same time as your property, specifically from the previous year.

6. Review Appraised Values: Take the opportunity to review the appraised values of neighboring properties on your street. This will allow you to compare their assessments with your own property's assessment. Identifying any discrepancies can strengthen your case during the protest.

7. Maximize Available Exemptions: Ensure that you're receiving all the exemptions you qualify for, such as those available to seniors aged 65 and above, disabled veterans, and homestead exemptions. These exemptions can significantly lower your property tax burden, so it's essential to take advantage of them if eligible.
